The below resources are made available on this site for contractors and other partners engaged in providing estimates or services related to the repair or improvement of the building, grounds, or individual units. All requests for deck enclosures must be submitted to and approved by the Board, prior to the start of construction. For small end deck enclosures, units 609, 616, 625, 632, 641 and 648 only, please contact the board for specific requirements.
Note: Exterior appearance of the building may NOT be changed.
All window installations should be 2 each 4'x7' sliders* with center mullion, equally spaced glass and dark brown metal. (These windows will fit with a 2x4 plate on top of the railing, one 2x4 at each side, 2 each 2x4s between the two windows and a double plate above the windows.) The 2x4s should be faced and caulked on the outside with 3/4" rough cedar. *see specification and source of windows in the note, below. Three equal width windows are permitted but the 2 each 4'x7' is the preferred recommendation for exterior esthetics.
Note: Since deck enclosures were all done by individual unit owners, measurements for windows and frames may vary in dimension due to how they were framed and measured when initially installed. Owners should always take specific measurements for length, width and thickness before ordering new glass for replacement. Apply this same rule for any glass replacement in your unit. The window that roles is slightly smaller.
The area below the railing with the vertical posts can be covered inside with tempered glass or Lexan safety plastic (second and third floors only.) This is a National code requirement. The top two condominium floors cannot create an invisible barrier in this area. First floor units can use plywood or cedar on the inside of the vertical railings due to exterior snow build-up.
The space below the lower railing can be enclosed. The material visible from the outside shall be rough sawn cedar.
Painting the new exterior material is the responsibility of the owner. The color shall match the existing building. Existing color on the inside of the porch shall be maintained and will be the permanent responsibility of the owner upon enclosure. Once enclosed, all future maintenance or repair of the porch area is the responsibility of the owner.
Any added lighting must be ceiling mounted "can" lights.
Ceilings:
Top floor units: Ceilings may be installed, insulated or uninsulated, using 2x6 ceiling joists but a minimum 1" x 14" x 6" screened air vent along the top of the enclosure must be provided.
First and second floor with the Unit above enclosed: No metal roofing is required. Can lights can be installed in the existing floor joists above. Insulation can be added and ½" plywood installed to make a finished ceiling.
First and second floor with Unit above not enclosed: A ceiling may be built and insulated using 2x4 ceiling joists and interior plywood cover if a tight metal roof is provided above this ceiling and below the above porch. Insulation may be installed in the 2x4 ceiling joists. Drawings for this type of enclosure must be submitted to the Board for approval as any leakage can permanently damage the structural capability of the building.
If a water tight enclosure is built, the floor can have marine plywood and a rug. If a water tight enclosure is not provided, the floor cannot be covered with plywood or any other material that will stop airflow. Breathable carpet is allowable in this case.
